5 Signs You Have a Hidden Water Leak — And What to Do About It

Undetected leaks can waste thousands of litres of water and cause serious structural damage before you even notice. Here's how to spot the warning signs early.

Most homeowners only discover a water leak when there's already a damp patch on the ceiling or a musty smell in the cupboard. By that point, the damage is often well underway — and the repair bill has already climbed.

The good news? Hidden leaks almost always leave clues. You just need to know what to look for. Here are the five most common warning signs, and what you should do about each one.

1. Your Water Bill Has Spiked — With No Explanation

This is often the first and most reliable indicator. If your water bill suddenly jumps by 20% or more and your usage habits haven't changed, there's a good chance water is going somewhere it shouldn't be.

What to do: Compare your last four bills. If there's an unexplained upward trend, turn off all taps and appliances, then check your water meter. If the meter is still ticking over, you have a leak somewhere in the system. Call a plumber for a diagnostic — at Top Dimension, we use thermal imaging to trace leaks without invasive investigation.

2. Damp or Discoloured Patches on Walls and Ceilings

A yellowish or brownish stain spreading across a ceiling or wall is a classic sign of a slow, persistent leak — often from a pipe inside the wall or from the floor above. Even if the patch feels dry to the touch, the water may be pooling behind the plaster.

What to do: Don't just paint over it. The stain will return within weeks, and the underlying damage will worsen. A plumber can use moisture meters and thermal cameras to pinpoint the source without tearing open walls unnecessarily.

3. Musty Smells or Visible Mould

That earthy, damp smell in the bathroom, under the stairs, or in a bedroom cupboard isn't just unpleasant — it's a sign of trapped moisture. Mould thrives in consistently damp conditions, and a hidden pipe leak is one of the most common causes.

What to do: Don't just bleach the mould away — find the moisture source. Check the room above, adjacent walls, and any pipework running through the area. Improving ventilation helps in the short term, but the leak itself needs to be fixed.

4. The Sound of Running Water When Everything Is Off

In the quiet of the night, can you hear a faint hissing or trickling sound behind a wall or under the floor? That's water moving through a pipe where it shouldn't be — and it's a clear sign of a leak.

What to do: Walk through your home when it's quiet (late evening works best) and listen. Pay special attention to bathrooms, kitchens, and any room with radiators. If you hear something, mark the spot and call a professional to investigate.

5. Reduced Water Pressure or Warm Spots on the Floor

If your shower pressure has dropped noticeably or a particular tap runs weaker than it used to, a leak could be diverting water before it reaches the fixture. Similarly, if you feel an unexplained warm patch on a tiled or wooden floor — especially near a radiator or in a bathroom — there may be a hot water pipe leaking underneath.

What to do: For pressure issues, check if the problem is isolated to one fixture or affects the whole house. For warm floor patches, call a plumber immediately — hot water leaks under floors can cause significant structural damage and are a health hazard if left unchecked.

The Bottom Line

A small leak never stays small. What starts as a drip behind a wall can, over months, rot timber joists, destroy plasterboard, and create the perfect conditions for black mould. The cost of early detection and repair is a fraction of the cost of fixing the damage if you wait.

If you've spotted any of these signs — or just want peace of mind — book a survey with Top Dimension. We'll bring the thermal imaging kit, find the source, and get it sorted.
