Loft Conversion Structural Work

A loft conversion adds usable living space and significant value to your home without the cost and disruption of an extension. We work alongside your structural engineer to install the structural elements: steel beams, floor joists, dormer framing, and roof alterations — all to the engineer's specification and inspected by Building Control. We also handle insulation, the staircase opening, and fire-proofing.

Structural Alterations & Repairs

Knocking through a wall, widening a doorway, or removing a chimney breast all involve altering the structure of your home — and doing it safely requires proper engineering. We work with structural engineers to design the correct steel beam or RSJ, handle Building Control notification, and install the steel with padstones and fire protection. All structural alterations come with completion certificates.

Plastering & Rendering

Good plastering is the foundation of a good finish — no amount of paint will hide a wavy wall. We plaster full rooms, patch damaged areas, overboard ceilings, and apply external rendering. Our plasterers work with modern gypsum plaster and, for period properties, lime plaster which allows the wall to breathe and is essential for managing moisture in older solid-wall buildings.

Damp Proofing & Waterproofing

Damp in a home is never just cosmetic — it indicates moisture getting into the building fabric where it shouldn't be. We diagnose the type of damp: rising damp, penetrating damp, or condensation. Each requires a different solution. For rising damp, we inject a chemical DPC. For penetrating damp, we identify and seal the external source. For condensation, we improve ventilation.

A typical kitchen renovation takes 3–4 weeks from strip-out to completion. This allows for plumbing, electrics, plastering to dry, flooring, unit fitting, tiling, and decorating.

We handle Building Control notifications for notifiable work (structural alterations, electrical, gas). For planning permission, we can recommend architects and planning consultants we work with regularly.

For most single-room renovations (kitchen, bathroom) — yes, with some disruption. For full-house projects, we recommend alternative accommodation during the most intensive phases. We'll discuss this in your survey.

After the initial survey, we provide a detailed quotation breaking down labour, materials, and any subcontractor costs. For larger projects, we work on a fixed-price basis with clear variation procedures for any changes.

All renovation work comes with a 12-month defect liability period. Structural work and new installations carry manufacturer warranties (typically 2–10 years). We're always contactable after completion.
